Real Estate Private Equity Vice President Role Overview
StepStone Real Estate is seeking an experienced and dynamic Vice President to lead and expand our real estate acquisition efforts across the United States. The Vice President will oversee the identification, evaluation, and execution of strategic acquisition opportunities, ensuring alignment with the company’s long-term growth objectives. The ideal candidate will have a strong track record in real estate investments, deep market knowledge, and a proven ability to drive successful acquisitions in diverse real estate sectors.

Essential Job Functions:

Leadership & Strategy:
  • Lead and manage the real estate acquisitions team, providing mentorship, guidance, and strategic direction 
  • Develop and execute the company’s real estate acquisition strategy, focusing on both short- and long-term objectives 
  • Collaborate with senior leadership to ensure acquisition targets align with broader company goals and market conditions
Acquisition Execution:
  • Identify, source, and evaluate high-potential acquisition opportunities across various real estate asset classes (residential, commercial, industrial, mixed-use, etc.
  • Lead due diligence, financial modeling, and structuring of acquisition deals
  • Negotiate terms and conditions with property owners, brokers, and other stakeholders to secure advantageous deals
  • Oversee all aspects of the acquisition process, from initial contact to closing, ensuring compliance with legal, regulatory, and internal guidelines
Market & Industry Knowledge:
  • Stay abreast of trends in real estate markets, including economic factors, regulatory changes, and emerging investment opportunities in the U.S
  • Develop and maintain a network of key relationships, including brokers, developers, institutional investors, and financial partners
  • Conduct competitive market analysis and perform risk assessments to inform decision-making
Financial Oversight:
  • Lead the development and execution of financial models, including cash flow projections, internal rate of return (IRR) calculations, and sensitivity analyses
  • Oversee the investment committee process, presenting acquisition opportunities and providing insights and recommendations
  • Ensure the optimization of investment returns while managing risk and ensuring alignment with the company’s financial objectives
Team Collaboration & Cross-Functional Support:
  • Work closely with the legal, finance, and operations teams to ensure seamless execution of transactions
  • Support the asset management team in post-acquisition strategy, including integration and optimization of properties
Reporting & Performance Monitoring:
  •  Regularly report on acquisition pipeline, financial performance, and key market trends to executive leadership
  • Track and monitor post-acquisition performance, ensuring that assets meet or exceed projected returns
Education and/or Work Experience Requirements:
  • At least 7 years of experience in real estate acquisitions, with a demonstrated track record of successfully closing deals in multiple asset classes
  • Proven experience leading acquisition teams and managing large-scale transactions
  • Extensive experience in real estate acquisitions, including a proven track record of successfully identifying and closing lucrative investment opportunities.
  • Strong financial and analytical skills to assess and evaluate potential real estate deals, including conducting due diligence, financial modeling, and risk analysis.
  • Excellent leadership abilities to lead and manage a team of real estate professionals, providing guidance and direction in executing acquisition strategies.
  • Exceptional negotiation and communication skills to interact with sellers, brokers, investors, and other stakeholders, ensuring smooth and successful transactions.
Knowledge, Skills, and Ability Requirements:
  • Extensive network of industry contacts and a deep understanding of real estate markets and trends.
  • Highly analytical with exceptional problem-solving skills
  • Proficient in Microsoft Office Suite (Excel, PowerPoint, Word) and real estate software
  • ARGUS experience optional but preferred
  • Promote and demonstrate a positive, team-oriented attitude
