Asset Manager Job Summary (C2H- Contract to Hire 3 months)
This is a full time, in an office position.
Asset Manager Duties and Responsibilities
· Assess current asset status, future needs, and investment goals
· Administer risk analysis surveys to determine risk profile
· Work to develop a master asset management plan Manage cash flow and physical assets
· Assess and manage risks associated with current assets
· Work to maximize returns and minimize losses on assets, inclusive of timelines for rent increases
· Develops alternatives for cost-effective operations, maintenance
· Extensively research relevant markets to determine options
· Stay abreast of market trends and patterns
· Analyze property value timeline to forecast for a future estimated value and re-financing possibilities
· Work collaboratively with and report to the senior executives
· Travel to property sites as needed to make bids, appraise, etc.
· Liaise with property managers, contractors, brokers, attorneys, etc.
· Monitor and manage assets from acquisition to disposition
· Foster and maintain positive relationships
· Assists with financial stability and cost containment through budget preparation, budget management, long-range business planning and staffing plans
Asset Manager Requirements and Qualifications:
Must have a thorough knowledge of California affordable housing programs and regulations and industry standards
Bachelor's degree in business, finance or related field preferred
· Institute of Asset Management (IAM), Project Management Professional (PMP), Risk Management Professional (RMP), and/ or ISO 55000 Certification preferred
· 3+ years of successful asset management experience
· Strong financial background with knowledge of real estate
· Highly computer literate and proficient in Microsoft Suite
· Excellent project management skills
· Analytically and strategically minded
· Extremely organized and detail-oriented
· Lead the expansion of third-party property management contracts
· Adept communicator both orally and written
· Culturally sensitive and team oriented, while being able to work independently
· Results-driven
